DESCRIPTION:Fairview Rd Development Proposal: Hidden Harbor’s Response\nA proposed development on Fairview Rd is raising concerns in our community. The developer seeks to change the current R-1 zoning (for single-family homes) to allow over 160 townhome/condo units on a 60+ acre area between the two entrances to Hidden Harbor. The entrance for this development would be situated just over a blind hill on Fairview Rd\, which is already narrow and hilly with no shoulders. \nOur Objectives\nThe HOA is committed to addressing this issue with the support of experts and community leaders. Here’s our plan: \n\nPreserve R-1 Zoning but More Importantly Keeping the Housing Density to a Minimum: We’re working to ensure that zoning stays as single-family homes to maintain our area’s character and avoid setting a precedent for high-density developments.\n\n\nTraffic Safety Measures: We are gathering traffic and accident data to support the need for safety improvements. If the development moves forward\, we aim to request a turning lane to help mitigate the potential traffic risks at the entrance\, which is near a blind hill.\n\nStrategy & Next Steps\nTo represent Hidden Harbor effectively\, we are: \n\nEngaging County Commissioner Ken Smith: His support will be critical to our efforts\, and we are actively working to set up discussions with him to gain his backing for our community.\nAdvocating for a Community Meeting: At the zoning commission meeting on October 14\, we will request a delay to allow for a community meeting with the developer. This will ensure that our voices are heard before any decisions are made.\nPreparing for the October 14 Zoning Commission Meeting: Our HOA President\, Marty Malone\, will speak on behalf of the neighborhood\, focusing on maintaining R-1 zoning\, addressing safety concerns\, and emphasizing the need for proper community input.\n\n  \nHow You Can Help\nWe’d love your support as we continue to work with county and state leadership. We encourage you to attend the October 14 meeting to show that our community stands together on this issue!
