Hidden Harbor Homeowners’ Association,
The annual meeting of the Hidden Harbor Homeowners’ Association (HOA) is scheduled for Tuesday, March 31, 6:30 PM at Hixson Presbyterian Church (1450 Jackson Mill Drive, Hixson, TN). The Board would like to take this opportunity to provide you with information and updates on several items prior to the meeting.
We have four open board positions up for election this year. We currently have two incumbents running for re-election and two additional new candidates. Please see the enclosed ballot and candidate bios. Ballot submission options are as follows:
- Online at hiddenharbor.org (preferred)
- Neighborhood Dropbox or mail
- In person at the meeting
- Via proxy through another resident (proxy form must be filled out)
As per our bylaws, a yearly dues increase will be assessed based on the cost of living for the previous year as reflected in the Consumer Price Index – United States for Urban Wage Earners and Clerical Workers, unless 3/4ths of the vote at the annual meeting is against this increase.
This will be a meeting of the Hidden Harbor Homeowners’ Association. Members of the Association are defined in Section 3.01 of the Declarations of Covenants, Restrictions and By-Laws (By-Laws) as “The Developers and every person or entity who is a record Owner of a fee simple interest or an undivided fee simple interest of at least fifty percent (50%) in any Lot which is subject to this Declaration shall be a Member of the Association, provided that any such person or entity who holds such title or interest merely as a security for the performance of an obligation shall not be a Member of the Association. Membership shall be automatically transferred to the new Owner upon the conveyance of any Lot and recording of the Deed of Conveyance in the Register’s Office of Hamilton County, Tennessee. Membership shall be appurtenant to and may not be separated from ownership of any Lot which is subject to assessment.” Per Section 3.02 of the By-Laws, “Members shall be entitled to one vote for each Lot in which they hold the interest required for membership in Section 3.01. When more than one person holds such interest or interests in any Lot, all such persons shall be Members, and the vote for such Lot shall be exercised as they among themselves determine, but in no event shall more than one vote be cast with respect to any such Lot.” You must be a member to vote, and only members have standing to speak and make motions at the annual meeting. If you are renting a home within Hidden Harbor, or living in the home with an owner, you are not an HOA member and do not have standing in the HOA.

Hi there! My wife Michelle and I have been residents here for just under three years. We have two children, Sawyer, who is 10 and Charlie who is 6. We absolutely love being part of the Hidden Harbor community and we are so glad we made the move from the Chicagoland area.
We own Cultivating Digital, which is a web design and digital marketing firm. When I saw that Hidden Harbor also had a website, I felt there were some opportunities where I could add my expertise. I have been able to help with website optimization, incorporating a third-party payment vendor to make website payments accessible and created the new check in system at the pool. I look forward to continuing to add value to the board in any way I can.
Ken Ladner
My name is Ken Ladner. I am married to Tina, and we have four married daughters and three grandchildren. Upon retiring four years ago, my wife and I moved to Hidden Harbor from Hattiesburg, Mississippi. We chose Hixson (Chattanooga) after looking at several cities and quickly fell in love with this neighborhood and the beauty of this area. We bought and remodeled the house at 6410 Brian Lane.
I worked in manufacturing for 32 years as Supervisor of Production Control with Sunbeam Oster, and Cooper Power Systems. I then worked as a Maintenance Supervisor for fourteen cafeterias, overseeing the installation, upkeep, and repair of equipment. In these positions, my responsibilities included managing a multi-million-dollar budget and overseeing the timely manufacturing of products.
My hobbies include lawn and garden work, fishing, household projects, traveling, and spoiling my grandchildren.
Because of my love for this area and the experience I have gained throughout my career, I feel uniquely qualified to serve and support our community.
Wes DeSchazo
Hi I’m Wes and I have lived in Hidden Harbor for the past eight years with my wife and two sons, ages 7 and 2. I have a degree in Construction Management from Chattanooga State and have continued education with courses in Construction Engineering at the University of Tennessee at Chattanooga.
I work with my family’s businesses—M & M Construction, McNabb Rentals, and Stoneworx—where I am involved in building new homes, remodeling existing homes, installing swimming pools, and designing landscaping projects. With over 20 years of hands-on experience in the construction industry, I would like to bring valuable knowledge that could help guide future neighborhood upgrades, maintenance decisions, and improvement projects within Hidden Harbor.
With both professional expertise in construction and a long-term investment in the Hidden Harbor community, I will be committed to maintaining and improving the neighborhood for all residents and families who call it home.
